No. You can reach out at any stage — even before you've found a property. Many clients contact us early to understand what the process involves, what types of properties qualify, and how to prepare. Early guidance often makes the entire loan process faster and smoother.

Do you serve my area?

We currently serve Central Florida (including Orlando, Kissimmee, and surrounding communities), the state of Delaware, and the Delaware Valley region of Pennsylvania (including Philadelphia and surrounding counties). Is there a cost for the initial consultation?

The initial consultation is complimentary. We'll discuss your project, answer your questions, and help you understand what the 203k process looks like for your specific situation — at no charge. Consultant fees apply once we begin the formal engagement, and those fees are typically rolled into your loan.

What information should I have ready when I contact you?

It helps to have: the property address (if you have one), the type of loan you're pursuing (purchase or refinance), a general idea of the renovations you're planning, and the name of your lender or loan officer if you've already connected with one. If you don't have all of this yet, don't worry — we can work through it together.

How quickly can you turn around a Work Write-Up?

After the property inspection, we typically deliver the completed Work Write-Up within 5 to 10 business days. Complex projects or properties with extensive renovation scopes may take slightly longer.
